We support both short‑ and long‑term stays, from a few weeks to multi‑month and extended assignments. Many of our clients use our residences for relocations, project work, executive assignments, and interim housing.

What is the minimum length of stay?

How does pricing work?

Stay & Booking Policies

Minimum Stay
Residences are designed for extended stays rather than nightly bookings. Minimum stay requirements vary by market and property; typical minimums range from 7 to 30 nights.

Reservation Confirmation
All reservations are confirmed upon execution of an agreement and receipt of required payment (such as first month’s rent and any applicable fees or deposits).

Occupancy
Each residence has a defined maximum occupancy based on size and building rules. Guests must list all occupants prior to arrival; unauthorized additional occupants may result in additional charges or termination of the stay.

Payment & Billing

Payment Terms
Payment is typically due prior to move‑in, and then monthly in advance for the duration of the stay. Corporate clients may be eligible for consolidated or invoiced billing subject to approval.

Accepted Forms of Payment
We accept major credit cards and, for approved corporate accounts, ACH or wire transfer. Alternative arrangements may be considered on a case‑by‑case basis.

Late Payments
Late payments may be subject to late fees and, if unresolved, may result in suspension of services or termination of the agreement in accordance with contract terms.

Deposits, Fees & Damages

Security Deposit
A refundable security deposit may be required prior to move‑in. The amount is based on the unit, market, and length of stay.

Cleaning Fees
A standard cleaning fee is applied per stay. Additional cleaning charges may be assessed if the residence requires excessive cleaning at move‑out.

Damages
Guests are responsible for any damage beyond normal wear and tear. Documented repair or replacement costs will be deducted from the security deposit or invoiced directly.

Changes, Cancellations & Extensions

Cancellations
Cancellation terms vary by agreement. Many stays require notice prior to arrival (or prior to renewal dates) to avoid fees. Cancellations made outside the agreed notice window may incur a cancellation charge.

Date Changes
Adjustments to arrival or departure dates are subject to availability and may impact the rate. We will make reasonable efforts to accommodate changes for corporate and individual clients.

Extensions
Extensions are welcomed and subject to availability. Extended stays may require updated documentation and may result in revised pricing.

Check‑In, Check‑Out & Access

Check‑In
Standard check‑in times and procedures will be provided prior to arrival. Many residences offer self‑guided access via digital codes or secure keys, along with detailed instructions.

Check‑Out
Guests are expected to vacate by the agreed check‑out time, return all keys/access devices, and leave the residence in reasonable condition. Late departures may incur additional charges.

Keys & Access Devices
Lost or unreturned keys, fobs, or access cards may be subject to replacement fees.

Use of Premises

Residential Use Only
Residences are to be used for residential purposes only. Commercial activities, events, or gatherings beyond normal entertaining are not permitted without prior written approval.

Noise & Conduct
Guests are expected to comply with building rules and maintain reasonable noise levels. Behavior that disrupts other residents or violates building policies may result in immediate termination of the stay.

Pets & Smoking

Pet Policy
Pet acceptance varies by property. Where permitted, additional fees, deposits, breed or weight restrictions, and documentation (such as vaccination records) may apply. Unauthorized pets may result in penalties or termination.

Smoking Policy
Smoking and vaping are prohibited inside all residences and in any non‑smoking building areas. Evidence of smoking may result in additional cleaning and remediation charges.
